LAND DEVELOPMENT COORDINATOR

Cunningham-Allen’s (CA) Land Development Coordinator is an integral part of our team for site civil land development design projects in Central Texas. 

 A Land Development Coordinator must have a working knowledge of the principles necessary to:

  • Prepare documentation to submit and address regulatory review comments associated with zoning, subdivision, and site plan applications and coordinate the required permitting through governmental entities including, but not limited to, federal, state, county and local.
  • Apply the regulatory codes and requirements for the subject project properties.
  • Act as liaison between the client, project manager and regulatory entities.
  • Work as part of the project team during review and preparation of documents to be submitted to regulatory entities for approval.

A Degree in a relevant field plus 2-3 years of experience performing the following essential job functions in the Central Texas area is preferred.  

Essential Job Functions:

  • Maintains working knowledge of land development codes and regulatory codes for regulatory authorities having jurisdiction over CA projects.
  • Understands the permitting process as it relates to successful land development projects and objectives. Tracks regulatory review comments, permit application expiration dates, and permit expiration dates.
  • Prepares applications and other regulatory submittals. Coordinates submittals of plans to regulatory entities:  counties, cities, TCEQ, TxDOT, MUDs, water districts, Fire districts, LCRA, and any others required.
  • Gathers project base information.
  • Prepares project feasibility studies.
  • Coordinates permitting efforts related to any necessary restrictive covenants, maintenance agreements, and access easements.  
  • Capable of performing specialized functions such as review of plot maps, drawings showing profiles and cross-sections, drawings indicating the relationship of topographical contours and elevations to buildings, retaining walls, tunnels, utility lines, and other structures.
  • Works with CAI engineering project teams and surveyors to coordinate the preparation of project documents.
  • May represent the project at commission meetings, council meetings, and regulatory board meetings.
  • Reviews project comments, rough sketches, drawings, specifications, and other engineering data received from Civil Engineers, Architects and Landscape Architects.

A Project Engineer supervises technical aspects of the complete project, ensures that the work performed conforms to the requirements of the permitting authorities, monitors scope of work and detects additional items outside contractual requirements, reports to the Project Manager, directs team efforts, assists Project Manager with client, subconsultants, regulatory authorities, contractor contact, maintains budgets and schedules, coordinates project reviews, and may develop proposals.

Essential skills and abilities also include:

  • Develops work plans for each project outlining tasks, responsibilities, estimated time, required coordination with other consultants and CA’s survey department, and all necessary items in accordance with the applicable check lists and permitting authorities requirements.
  • Develops technical solutions to projects by applying engineering knowledge and skills to produce quality work, and prepares designs, drawings, reports, permit applications, quantity takeoffs and cost estimates. Identifies additional work outside the contractual scope of work and notifies Project Manager.
  • Maintains quality control by reviewing designs, checking calculations, assumptions and basis of design.

Position: E.I.T. - Graduate Engineer

Prefer recent Land Development Civil Engineering experience.

Must have a Bachelor’s Degree in Civil Engineering and be a registered Engineer-in-Training. Prefer 2 years of recent experience. 

Responsible for assisting the Project Engineer or Project Manager by performing technical civil engineering duties on small projects or discrete tasks on larger complex projects. Uses prescribed methods to evaluate, select, and apply standard techniques, procedures, and criteria. Uses judgment in making minor adaptations and modifications to plan design. Receives supervision on new aspects of design and on specific design objectives, complex features, and possible solutions. Experience with commercial site planning and residential subdivisions design projects is a plus.

Prefer experience in the following areas:

  • Preparing engineering reports, designs, drawings, permit applications, quantity takeoffs and cost estimates, and construction administration under the direct supervision of senior staff.
  • Assist in complying with assigned project schedule and budget by actively reporting on project progress and by identifying additional work outside the contractual Scope of Work.
  • Assists in preparation of work plans for each project following CAI’s procedures; reviews and updates work plans as necessary.
  • Assists in the coordination efforts of restrictive covenants, maintenance agreements, and easements required.
  • Prepares submittals to appropriate regulatory agencies (Counties, Cities, MUDs, Water Districts, Fire Districts, LCRA, etc.), and assists in tracking regulatory review comments, permit application expiration dates, and permit expiration dates.

Position: CADD Technician

Prefer recent AutoCAD Civil 3D–Land Development Civil Engineering experience

Prefer recent Associate’s Degree or 2 years of recent experience applying drafting skills in AutoCAD Civil3D CADD for land development civil engineering projects in the Austin/Central Texas area. Experience with commercial site planning and residential subdivisions is a plus.

Prefer experience in the following areas: 

  • Producing drawings or report drawings from detailed sketches
  • Performing basic operations in CADD system in the preparation of drawings
  • Addressing redlines
  • Set up and management of project drawings following templates and guidelines
  • Drawing detail sheets
  • Quantity take off assistance
